Here's what you need to know to live like a pro, whether you're an aspiring agent or just an ambitious individual.

They caffeinate

Nest Seekers agent Erin Sykes starts her Florida day with two nitro cold brews on an empty stomach to boost her energy levels.

Kumara Wilcoxon, an agent with Kuper Sotheby's International Realty in Austin, Texas, drinks Earl Grey tea with almond milk in the morning after drinking lemon water and celery juice.

Mary Fitzgerald, who stars on "Selling Sunset" and sells multi-million dollar mansions with The Oppenheim Group, can't start the day without at least two cups of coffee.

They stay on top of their fitness

Her specialty is luxury condo sales in New York City, and she sold $340 million last year at Steps on Broadway, where she takes dance classes three times a week.

Douglas Elliman agent Lisa Simonsen, who sold more than $100 million in 2022, works out in her building's gym in the morning.

Before joining Elliman in New York City, McKenzie Ryan competed at the national level in rhythmic gymnastics.

"I do a lot of my business strategy while I'm working out," she told Insider after selling over $34 million in 2021.

They check the markets, and the news, first thing

Serhant doesn't get up at 4:30 a.m. every day because his career depends on it, not because he enjoys it. It's a proven strategy: he has sold more than $5 billion in real estate by waking up early and reading the news and getting up to date before the market opens.

In addition to watching Bloomberg, Fox, and CNN, Los Angeles' Mauricio Umansky sold $298 million in 2021.

'I find it quite entertaining that they cover the same story from different perspectives."

Sykes always has the TV running in the background when she starts her day at home so that she is always aware of what's happening in her markets."I have written commentary from hotels, cars, client homes, my home, and studios when breaking news occurs."

They go the extra mile for their clients

In his luxury condo building near Central Park, 432 Park Avenue, Tal Alexander entertains clients after leaving Douglas Elliman to begin officially with his brother Oren. Together, the Alexanders have sold more than $1 billion in real estate.They store special meat from butchers along with a wine collection, so they can always have something special at the ready.

In Simonsen's line of work, double bookings are not uncommon, since agents must accommodate buyers' limited windows for viewing homes for sale. In her experience, Lisa's clients' time is very valuable. They give us the smallest window of time they can spend seeing something, and we have to get them in as soon as possible. According to Charlie McDonald, the team's operations lead, Lisa's clients' time is valuable to her.

In addition to getting a new SUV every year, Serhant always makes sure his clothes and car are nicer than his clients'. "My clients are my priority," he says.

They stay disciplined and maximize their time with technology

Dina Goldentayer always takes the most efficient mode of transportation when she visits Miami. A golf cart could take her around the Venetian Islands, a driver might take her across town, or even a helicopter might take her to a meeting.With $750 million in transactions, she was Miami's top-selling agent in 2021. Douglas Elliman's agent knows what it takes to succeed.

With Estate Dynamics, Aaron Kirman, who sells palatial properties for Christie's in Los Angeles, uses artificial intelligence to find people who might be interested in buying his houses. His aim is to help agents close deals more quickly by targeting them with ads for properties that match their interests based on their online behaviors - such as their search history and social media posts.
