Thinking of selling your home and want to make the best impression? While it may be tempting to completely renovate the kitchen or build a new deck, these upgrades require large investments that may not be recouped at closing. Some improvements may actually devalue your home.
When it comes to home improvements, it's best to avoid big projects and focus on smaller upgrades that add value and appeal to buyers. So, before you spend money on upgrades, we've rounded up eight investments that will have the biggest impact on your home's sale.
Gardening Enhances Curb Appeal
1st impressions count when asked what the most important factor is when showing a home to potential buyers, most realtors will say curb appeal. Buyers often decide whether your home is 'the one' based solely on its exterior.
The outside often sets the tone for the inside. Buyers will notice more of the good while tolerating the not-so-good if your curb appeal is on point.
Renovate Your Kitchen
While a new kitchen with quartz countertops, smart stainless steel appliances, and newly installed cabinets can greatly increase your home's appeal to buyers, the added expense is usually not worth it for home sellers.
The kitchen is often the focal point of a home, so buyers often place a lot of emphasis on it.
Bathroom Fixtures Upgrade
Aside from the kitchen, buyers will be put off by dated bathrooms. These two rooms are considered the most vital in the entire house. But, like kitchens, full bathroom renovations can be overpriced.
Refresh The Paint
A new coat of paint can transform a house. Freshly painted walls brighten and update rooms. Painting is one of the simplest home improvements.
With a little effort and money, you can hide dings and scuffs on your walls. Move on to less-used rooms if necessary after completing high-traffic areas like living, kitchen, and bathrooms.
Make It Eco-Friendly
This is crucial in areas prone to extreme heat or cold. A lower utility bill and eco-friendly upgrades will entice energy-conscious buyers. Rather than spending thousands on solar panels, make smaller, cheaper changes.
Let The Sun In
Dark rooms and old light fixtures can detract from your home's overall feel. Replacing old fixtures with newer ones is an inexpensive way to modernize and brighten your home.
Upgrade your bulbs while you're at it. Remember to use LED lights instead of incandescents. Rather than 'natural light' temperature, select 'warm white' or 'bright white'. These bulbs can make a room appear too blue.
Make Room
Even though a home's square footage affects its value, we advise against adding an addition or enclosure just to increase square footage. This upgrade will not only be costly but also time-consuming.
For a more practical solution, consider storing large pieces of furniture. Oversized or excess furniture can make a room appear smaller.
Boost The Exterior
Aside from cleaning up your landscaping, you can also improve your home's curb appeal by maintaining its exterior. A full exterior paint job can cost thousands of dollars, but power washing is less expensive. A good power wash will remove dirt and give your home a new look. Don't forget to power wash your sidewalk!
Beautify the front door of your home. Your home's entrance will look sleek and modern with new address numbers and exterior lighting.
